What is a 3-Day Pay or Vacate Notice?

A 3-Day Pay or Vacate Notice, also called a demand for possession, is a written notice concerning unpaid rent or possession. The appropriate notice and timing depend on the lease and circumstances.

Do I need a signed lease to use the 3-Day Notice service?

Yes. Our 3-Day Notice service is designed for properties with signed lease agreements and references the lease terms and obligations.

What does the 3-Day Notice service include?

Our $135 service includes professional preparation, personal posting on the tenant's front door, geo-tagged and time-stamped photos, and a certified-mail copy of the notice.

How quickly will my notice be delivered?

Requests submitted before 2 PM on business days may receive same-day processing. Notices are typically delivered within 24–48 hours.

Set-Out Crew Services

What is a set-out?

A set-out is the physical removal of a tenant's belongings after a writ of possession has been issued and executed by law enforcement.

When can I schedule a set-out?

A set-out can occur after the writ of possession has been signed by the judge and scheduled by the marshal or sheriff, depending on the county.

How much does a set-out cost?

Off-Duty Eviction Services

What is an off-duty eviction?

An off-duty eviction uses an off-duty law enforcement officer certified by Georgia POST to execute a writ of possession in select counties.

Which counties offer off-duty eviction services?

We currently assist with off-duty eviction services in Cobb, DeKalb, Fulton, and Gwinnett counties.

When can I request an off-duty eviction?

An off-duty eviction can only be requested 14 days after the writ of possession has been signed by the judge.
